GMCC Start To Finish
Now that all of your needs and wishes have been completed and customized to your desire, a contract is drawn up with all specifications, allowances, selections, and conditions. The contract is then signed by both parties and we can move forward to the permit phase.
We take care of the entire permit process from beginning to end. All projects must have a permit as it is a Maryland law to protect the homeowner. GMCC will take care of all permits and inspections that are required for your project. We also invite any private inspectors you may have hired and will cooperate with them in full. When the project is complete we provide the owner with all documents needed for use and occupancy.
Depending on the project, at this stage we remove any walls, drywall, flooring etc. We tent off this area and block all intake vents to control any dust from circulating throughout your house. All debris and materials are cleaned up at the end of each day. Remember, a clean jobsite is a safe jobsite!
EXCAVATION AND FOUNDATION
FRAMING
WINDOWS AND DOORS All of our windows and doors are installed in accordance to the manufacturers instructions to preserve the warranties. All of our framers take extra care in this process as it prevents any leaks around windows and doors. This includes sill flashing, threshold flashing, and the taping of all window flanges to the housewrap. Our exterior doors are maintenance free and the exterior trim and jambs are made of weather proof non-wood material such as vinyl or composite. The exterior door panels are not made of steel that dents easily, they are made of a vinyl or composite material that does not dent. You get your choice of brand and style of windows and doors for your new project. BRICK, SIDING AND ROOFING
ELECTRIC All of your electrical needs are met by licensed qualified electricians personally selected by Glenn. The electric rough-in is stage is when we install your selected recessed lighting, specialty lighting, cable, telephone, CAT 5, ceiling fans, ect. to your desired location. GMCC can also upgrade your electric service to 400amp or larger to accomodate your needs. The final electric stage is when we install the fixtures you have selected at your desired location. PLUMBING If plumbing is required on your project, the plumbing rough-in stage begins by installing the water and drain lines for all bathrooms, kitchens, and additions. Our licensed, insured, expert plumbers can accomodate any requests you might have. The final plumbing phase is when we install all fixtures selected at your desired location. HEATING AND AIR CONDITIONING If needed on your project, the heating and cooling duct-work is installed by a top quality, licensed and insured HVAC contractor. Intake and supply ducts are screwed and taped for minimum air loss and placed for the systems maximum performance. Our experts calculate the heat and cooling calculations, which allows the system to warm and cool the area with the most efficiency. We also heat and cool the unfinished basement area of your project to ensure good air circulation which ensures the basement moisture and humidity remain low. INSULATION If insulation is required on your project, the insulation package can be upgraded at your request. The standard insulation value is R-13 in the walls, R-38 in the attic, and R-30 in any crawl spaces or overhangs. Here at GMCC we also insulate our basements from floor to ceiling and cover with fire resistant paper to keep the basement nice and warm in winter or cool in summer like the rest of your home. DRYWALL The drywall installation process we feel is a very important step in the construction of your project. Our process is to screw and glue all drywall to prevent cracks and nail pops. Our drywall finishers, we feel are the best in the State of Maryland. They take the time and care to finish the walls so that the cosmetic appearance is almost flawless. This is crutial to the interior appearance as the painting stage will show any flaws if the drywall is not finished properly. INTERIOR DESIGN
INTERIOR TRIM The interior trim can be customized from extravagant to simple and anything in between. We have many choices and suggestions in this category. We can install Crown moulding, Chair railing, Wall panels, solid wood doors, and many other options paint or stain grade. Our trim carpenters are top notch and take great care to ensure all doors function properly and that all trim is tight and straight with no gaps. PAINTING The painting stage is where you can make the project shine. This process begins with a standard application of two coats and can be customized to any color or shade you prefer. Many of our customers choose custom colors for their project. Our painting contractor has been hand picked by Glenn to ensure top quality at this very important phase. FLOORING
LANDSCAPING AND GRASS Depending on the project the landscaping and grass really adds curb appeal to your new project. We can have our experts design and suggest what plants and shrubbery would best suit your landscaping needs. The grass planting process starts with a Rock-hound machine which sifts rocks and pebbles, leaving the disturbed area smooth and ready for grass seed. The grass seed is a mixture of various types of seed and fertilizer that will get your lawn growing quickly. The seed is then covered with shredded straw and tacked down to prevent straw from blowing away and hold moisture in which is necessary for new seedlings to mature.
When the project is completed to the satisfaction of Glenn, a walk-thru will be conducted by Glenn and you the homeowner. Here at GMCC we have had many "clean" walk-thrus leaving nothing on our service list to complete. All items, if any, are addressed by Glenn and then corrected in a timely manner.
Here at GMCC our standard warranty is 1 year on materials and workmanship, 2 years on systems, and 5 years on stuctual components. We will gladly give you a copy to review.
