Many of our homeowners come to us with a general idea of what type of home they are interested in. The Brentwood model, for example, started off as a picture of a house the buyer liked. We then took the picture along with the customers requests and created a floor plan sketch for our draftsman. After final review of the plans, we had the final approved blueprints. If you purchase a home from MG Homes the drafting and final blueprints are FREE.


The majority of properties have an existing well, however, should you need your well drilled we can accommodate you. Even on existing wells not drilled by us, at the very end of construction, MG Homes pays for the first water test that anylizes bacteria, PH levels, ect. If any subsequent tests are required, which are rare, they will be addressed on a case by case basis.


Interior and exterior selections are the buyers most exciting part of the home building process. However, It can be a tough job making sure that all selections compliment one another. The flooring, siding, appliances, cabinets, lighting and plumbing fixtures, counter tops, brick, stone, hardware, bathtubs, vanities, and anything you desire is chosen by you the homeowner. Some of our buyers choose to have an interior designer help them with this phase.


After selections are chosen, and customized to your desire, a contract is drawn up with all specifications, allowances and conditions. The signed contract is then ready for your banking institution. MG homes customizes each contract to suit the needs of each homeowner: deposits, allowances, draws, ect., are all customized to meet each clients needs. 


 Upon final approval from your banking institution, your new home plans will be submitted to the required institutions for building permits. We take care of the entire permit process at no extra cost to you including permit fees and impact fees. After the permit is obtained, Mg Homes will also take care of all inspections. We also welcome any private inspectors you may have hired. When the home is complete we present the client with all final documents needed to move into thier new home.


          CLEARING

If the lot is wooded, clearing may be necessary.  We walk the property with the customer to mark and save any trees that the owner would like to keep. The lot in the picture is of the Brentwood model during the clearing process. Notice the two trees in the forefront, you can still see these two trees in the picture of the Brentwood at the bottom of the page under "FINISHED HOME".

          EXCAVATION AND FOUNDATION

Excavation of our homes is an important process to insure that the foundation rests on solid ground which is crucial to foundation stability. Also, the excavation needs to be excavated to the proper height to ensure that all rain water runs away from the foundation. Back filling the house is "tricky" business in that we must be very careful not to damage the foundation. The timing of the backfill process is very crucial. The forming and pouring of the foundation  is where the actual construction begins. On all of our  houses, except the split foyer, we use a minimum 8" thick  steel reinforced concrete foundation wall. This eliminates any foundation cracks that often occur when using concrete block. Industry experts agree that the  strength of a poured concrete wall well exceeds a concrete block wall.

          FRAMING

Now we begin to construct the shell of the house. Here is where the building materials and craftsmanship is very important. All of our sub-floor, roof and wall sheathing is constructed of solid wood and is top grade. No foamboard or sub par materials are ever used on a MG Home. Other than the roof trusses, we do not use any fabricated walls ect., to ensure a tight fit when connected to one another. Our craftsman inspect every stud that will be used to construct your home. All walls are constructed with straight studs placed 16" on center NOT 24" on center. Next, we install the solid wood sheathing and wrap the entire house with Tyvek brand house wrap to protect the shell of your house from wind and moisture. After the walls are constructed we begin to put the roof trusses on as seen in this picture. We then constuct the roof and install the 30 lb. tar paper NOT 15 lb. tar paper.

          WINDOWS AND DOORS

All of our windows and doors are installed in accordance to the manufacturers instructions to preserve all warranties. This includes sill flashing, threshold flashing and the taping of all window flanges to the Tyvek house wrap. Our exterior doors are maintenance free and the exterior trim and jambs are made of weather proof non-wood material, such as vinyl or composite. The exterior door panels are not made of steel that dents easily, rather, they are made of a vinyl or composite material that does not dent. You get your choice of any brand and style of windows and doors for your new home.

          BRICK, SIDING AND ROOFING

Brick of any shape size and color can be chosen for your home. Anything from elaborate archways and configurations to your basic brick pattern. The homeowner also gets the choice of style and color of siding for their new home. Our standard roof shingles are a 30 year architectural and can be upgraded to anything you would like.

          ELECTRIC

All of your electrical requirements are met by licensed, qualified electricians personally selected by Glenn. The location of all recessed lighting, specialty lighting, cable, telephone, CAT 5, and ceiling fans are located and installed to your preference. We can accomodate you on any size electric service required or requested for your new home such as 200 amp., 400amp., or larger. Increasing the electric service can ensure you have ample power for finishing the basement or adding an addition ect. The final electric phase is when we install all fixtures you have selected at your requested locations.

          PLUMBING

Our plumbers are licensed, insured, craftsman that perform all work with extreme care as plumbing is a very important procedure in the building of a home. The plumbing rough-in stage begins by installing the water and drain lines for all bathrooms, kitchens and future bath rough-ins. The next step is to connect the main water line, wheather it comes from a well or a public water provider. We then install the sewer or septic line to the structure. The final phase is when we install all fixtures you have selected at your desired locations and turn on the water supply to all plumbing.

          HEATING AND AIR CONDITIONING

In todays economy with the rising cost of electricity and gas, installation of your HVAC system is crucial to the overall cost of owning a home. Intake and supply ducts are screwed and taped for the systems maximum performance. Our experts calculate the heat and cooling calculations, which allow the system to warm and cool the home with the most efficiency. We also heat and cool the unfinished basement area of our homes to ensure good air circulation which greatly assists in keeping the basement moisture level low with less humidity. The basement can have all supply ducts installed to the preference of the client for finishing the basement in the future. We at MG Homes use only top quality, brand name HVAC systems in our homes.

          INSULATION

The insulation package can be upgraded at your request to increase your homes efficientcy. The standard insulation value in our homes is R-13 in the walls, R-38 in the attic, and R-30 in any crawl spaces or overhangs. Here at MG Homes we also insulate our basements from floor to ceiling and cover with fire resistant paper to keep the basement nice and warm in winter and cool in summer like the rest of the home.

          DRYWALL

The drywall installation process is a very important step in the construction of our homes. Our process is to screw and glue all drywall, not nail, to minimumize cracks and screw pops as your home settles. Our drywall finishers, we feel are the best in the State of Maryland. They take the time and care to finish the walls so that the cosmetic appearance is almost flawless. This is very important for the paintig process in that painting will show any flaws and imperfections.

          INTERIOR DESIGN

Some of our homeowners choose to have a interior decorator plan the interior design of their home. We will gladly work with them on a personal basis and keep in constant communication every step of the way. 

          INTERIOR TRIM

The interior trim package can be customized from extravagant to simple and anything in between. We have many choices and suggestions in this category. We can install Crown moulding, Chair railing, Wall panels, solid wood doors, and many other options paint or stain grade. Interior trim is an extremely important step for the interior of a home to insure all doors function properly and that all trim is tight and straight. Our trim carpenters are the best Glenn has ever seen and can do anything you desire.

          PAINTING

This stage is extremely important to the appearance of any home. All of MG Homes painting contractors are personally selected by Glenn. The paint process begins with a standard two coat application and can be customized to your preference with any color you can imagine. Many of our customers select a variety of different colors for each of their rooms. We only use top quality paint and caulk on our homes to ensure your home is beautiful for years and years.

          FLOORING

We install any type of flooring you desire. You can choose any type of flooring from vinyl to marble or any combination throughout your home. This solid Brazilian wood cherry floor was installed to match the solid Brazilian cherry staircase. Only quality craftsman are used in this important installation process. Where necessary, we install floor protection to prevent any damage to your new floor.

          LANDSCAPING AND GRASS

The landscaping and grass process can significantly add curb appeal to the exterior of your new custom home. We can have our experts design and suggest what plants and shrubbery would best suit your landscaping needs. The grass planting process starts with a Rock-hound machine which sifts the rocks and pebbles, leaving your new lawn smooth and ready for grass seed. The grass seed is a mixture of various types of grass and fertilizer that will get your new lawn started quickly and last a lifetime with proper care. The seed is then covered with shredded straw and tacked down to prevent straw from blowing away. This retains moisture which is needed for new seedlings to grow and mature.


Your new home is now completed!  Notice the two trees in the forefront that were left from the clearing procedure.  The owner of one of our Brentwood models requested a circular driveway as seen in this picture. The Brentwood is truly a beautiful home!


When the home is completed to the satisfaction of Glenn, a walk-thru will be conducted by Glenn and the owner to inspect the new home. This is when you notify Glenn of any concerns or touchups there might be. Here at MG Homes we have had many "clean" walk-thrus leaving nothing on our service list to complete. All items, if any, are then addressed quickly leaving you with a perfect new home to move into.

     MOVE IN

Congratulations!  You are now the new proud owner of an MG Home. The move in will occur only after a satisfactory well test and issuance of a use and occupancy permit.

     WARRANTY

Here at MG Homes our standard is a 1 Year Warranty on materials and workmanship, 2 years on systems, and 10 years on structual components, inclusive of the factory warranties given by the manufacturers on appliances and other items. We will gladly give you a copy to review.
